More commercial lands for Riverside South
Posted Jan 15, 2010 By Sheena BoltonEMC News City planners are reviewing a zoning bylaw amendment proposal that would permit a future commercial area to be developed at 4051 Spratt Rd.
The site is at the southwest corner of Spratt Rd. and Limebank Rd. in Riverside South. The 6.57-acre property is located at the southwest corner of Spratt Rd. and Limebank Rd. in Riverside South.
"This is a development application that came forward from Urbandale to develop this location into a future retail, commercial, and office space location," explained Gloucester-South Nepean Coun. Steve Desroches. "The proposal is in keeping with the community design plan for Riverside South and I'm very encouraged by this application."
The councillor added that he believes more retail opportunities are necessary in this growing community.
"I know that as the population continues to grow there is more and more interest in retail and commercial locations," he explained. "Residents are anxious for more services and retail businesses located in Riverside South."
He added that the already busy intersection nearby is able to accommodate the increase in traffic such a commercial development would generate.
City planner Cathlyn Kaufman noted that as the property in question does not back onto residential lands, she does not anticipate concern from community members.
Though it is too early in the process for a site plan application to detail what will be constructed on the land, Ms. Kaufman speculated that the development would consist of one or two strip buildings that will accommodate several businesses, as well as two separate pad buildings.
"Commercial is important to have as Riverside South moves forward," said Coun. Desroches. "There is a shared interest to have more services in Riverside South so families are not driving from one end of the city to another to find the basic needs. There are a lot of busy families in Riverside South and I think many would love to have time saved by having more services in their community."
The application is expected to go before the city's planning and environment committee on Feb. 23.
